2026 Guide: How to choose an office for rent without mistakes

Eight parameters that separate a good deal from a contract you'll regret: gross area versus net, service charges, municipal tax, parking, terms and fit-out. Practical guide before signing.

Price per m² is just the beginning

The figure shown in the listing — rent per m² per month — is the base, but almost never the true cost. To this price are added monthly service charges, municipal tax, separately priced parking and sometimes fit-out costs spread over the contract term.

Before comparing between properties, translate each offer into a total monthly cost (TCO) per m². Two offices at the same asking price can diverge by tens of shekels per m² after service charges and tax — especially between different cities.

Gross, net and the loading factor

In Israel it is customary to price by gross area — which includes the property's proportional share of common areas: lobbies, corridors, lifts and common rooms. The ratio between gross and net is called the loading factor, and typically ranges from 10% to 25% in office towers.

When evaluating an offer, ask explicitly: how much net m² will I actually receive? A new tower with a high loading factor may be more expensive per usable m² than an older building with a low factor — even if the stated price is lower.

Service charges: what's included and what's not

Service charges typically cover cleaning and electricity for common areas, security, lifts and systems maintenance. In new office towers they usually range from 15 to 30 ₪ per m² per month — an addition of 10%–20% to the rent.

Check the contract carefully: is out-of-hours air conditioning charged extra? Is the management company permitted to raise the rate unilaterally? An ambiguous clause here is worth a lot of money over a five-year contract.

Municipal tax: the surprise for those who didn't check

Municipal tax rates for offices are set by each local authority's ordinance, and differences between cities are dramatic — three times or more per m² per year between expensive central cities and remote towns. Classification also matters: offices, retail, industry and storage are charged different rates.

Before signing, calculate the annual municipal tax from the municipality's official rate and the taxable area. In Walz's municipal tax calculator you will find the official 2026 rates for dozens of cities, with comparison between them.

Parking: count, price and lock it in the contract

In office towers parking is almost always priced separately — usually hundreds of shekels per space per month. A business with ten employees needing six spaces can discover a substantial monthly addition that appeared in no listing.

Also check the ratio: how many spaces are allocated per 100 m²? Are there visitor spaces? Can you waive part of the spaces to reduce cost — or add later?

Term, options and price escalation

A standard office lease in Israel is signed for three to five years, with renewal options. Pay attention to the indexation mechanism (consumer price index in most cases) and price steps in option periods.

The commitment period should match your growth horizon: a company doubling headcount within two years doesn't want to be locked into five years on small space. An early exit option or subletting rights are worth negotiating.

Fit-out: who pays and what happens at the end

The cost of converting raw space to a fitted office can reach thousands of shekels per m². Several models are common in the market: the landlord does the fit-out for higher rent, the tenant invests themselves for a longer lease, or a combination.

Lock into the contract what happens at the end: do you need to restore it? Returning space to shell condition is an expense many forget to budget for.

Eight checks before signing

One: total monthly cost per m², not asking price. Two: net area and loading factor. Three: what's included in service charges. Four: municipal tax rate per the city ordinance. Five: parking — quantity and price. Six: indexation mechanisms and escalation steps. Seven: fit-out and end-of-term condition. Eight: owner identity and building history.

Most of these checks can be done before the site visit — on each property page in Walz the price, service charges and estimated tax appear, plus a TCO calculator that sums it all into a single figure.
