G City Tower: The Tallest Building in Rishon LeZion
40 storeys, a 170-room hotel, approximately 60,000 m² of office space, and an investment of approximately 740 million shekels — above Cinema City rises the tower that redraws the Rishon LeZion skyline.
G City Tower at 3 Moshe Dayan Boulevard is the flagship project of the G City Group (formerly Gazit Globe): 32 storeys of offices above two retail storeys, topped by hotel storeys — designed by Moshe Tzur Architects, with a glass façade by WXG and LEED standard. A typical floor reaches up to 2,100 m², with a dozen high-speed lifts serving the tower, and at the disposal of visitors approximately 470 underground parking spaces and approximately 1,000 above-ground spaces in the complex.
The project was announced in July 2021 as the first of four office towers planned above the Cinema City complex; subsequently, six storeys were converted into a hotel of approximately 170 rooms.
01Who is Already Inside
Leumit Health Fund purchased the lowest six storeys — 12,000 m² for approximately 155 million shekels including 100 parking spaces — for its national headquarters, which will relocate from Tel Aviv at the end of 2026 (Globes). The Томикез Group of the Feinberg family leased approximately 4,000 m² for 17 years for approximately 61 million shekels, and will establish within it a cultural centre with an auditorium for up to 2,000 seats at a height of 8 metres and an exhibition gallery of approximately 1,200 m² (Real Estate Center).
Within about half a year of the start of marketing, more than 60% of office space had been sold — transactions worth hundreds of millions of shekels (Calcalist).
02Engine of Urban Growth
By the end of 2024, structural completion had reached the 20th storey, and full occupancy is expected at the end of 2026 (Globes). The tower sits on the Moshe Dayan axis near Ayalon Highway, about five minutes' walk from Moshe Dayan railway station, and further along — the Green Line station of the light rail. The municipality is already advancing a plan for three additional towers and approximately 150,000 m² more in the complex.
