B.S.R. Rishon: The new gateway to the Elef complex
On the plot of the Red Sun events hall, on the corner of Altaleina and Moshe Dayan, the B.S.R Group built a 19-storey tower — with a total investment of approximately ₪300 million.
In January 2020 a group purchase scheme organised by B.S.R of Nahshon Kiyati purchased the land for approximately ₪55 million (Calcalist). The plan: an office tower above a retail floor, with banking support from Bank HaPoalim and designed by Eran Mabel Architecture and Urban Design.
Construction was led by Forma from the Danya Cebus group. In April 2024 a "Dar" steel beam weighing 70 tonnes (36×36 metres) was hoisted to the top of the tower, to a height of approximately 100 metres — an engineering move presented as the first of its kind in Israel.

19 office storeys above a retail floor of approximately 2,300 m²; units from 120 m² to full floors, with a declared gross-to-net ratio of 19%. Selling prices on the market ranged around 11,000–13,000 ₪/m², and rents around 50–60 ₪/m²; the first units are offered for immediate occupancy.

02Location and transport
The tower is adjacent to Moshe Dayan railway station, exits to Ayalon (Route 20) and Route 431, and in future — the light rail station; nearby a public car park of approximately 3,000 spaces is planned. This is part of the Elef complex momentum: the urban master plan speaks of millions of m² of employment in the west of the city by 2030.
