Metro: The new doctors' building next to Assuta
Two boutique buildings by Tzarfati Zvi & Sons in the Ayalon Business Park — approximately 30,000 m² of offices, clinics and retail, 700 metres from the sea and adjacent to Assuta's new hospital.
The Metro project on Paul Grunninger Street 4 comprises a pair of 8-storey buildings, approximately 11,500 m² each, on a plot of 11 dunams in west Rishon LeZion. The design was led by architect Gideon Golomb; the first building was occupied in late 2022 and the second in 2023 (Calcalist, TheMarker).

The project is positioned as the "doctors' house" of the complex: direct proximity to the Assuta medical centre attracts clinics, healthcare services and medical offices, alongside conventional office space.
01Planning flexibility
Units range from approximately 65–90 m² to a full floor of approximately 1,000 m², with the possibility of combining; each unit is accompanied by a storeroom and underground parking spaces. On the ground floor — an active retail frontage serving workers and visitors.
A ground floor in the shape of a horseshoe around the parking hub, and above it 16 storeys of offices in two buildings — the texture of a campus, not a tower.
02Accessibility and surroundings
Moshe Dayan railway station is within easy reach, Ayalon interchanges and Route 431 are nearby, and in future — the Brown Line of the metro. Around it: the Assuta complex, the developing Elef complex, G Two, Cinema City, Yes Planet and Superland.
