K1 Business Park: The gateway to the Elef complex

Two towers of approximately 25 storeys, a commercial pavilion and a car park with more than 1,000 spaces — at the entrance to the largest business district in central Israel, approximately 300 metres from Moshe Dayan railway station.

The K1 (1K) project of the B.S.R Group and the JTLV fund is the gateway to the Elef complex in west Rishon LeZion: approximately 70,000 m² of offices in two towers, above a retail floor and a 3-storey commercial pavilion, designed by Burley Loitzky Kasif (BLK) and to LEED standard.

Commercial pavilion

The first tower was marketed in full through a group purchase scheme; the second is being developed as a full initiative in partnership with JTLV2 (20%), B.S.R (20%) and Menorah Mivtachim Real Estate (60%). Construction is being led by Danya Cebus under a contract worth approximately ₪475 million — two towers of approximately 38,000 m² each, a commercial structure and underground car park of approximately 42,000 m² (Real Estate Center).

01Tower specifications

A typical floor of 1,200–1,500 m² divisible, lobby with business lounge, meeting rooms, fitness centre with changing rooms, open terrace with sea views — and car park with more than 1,000 spaces and electric vehicle charging points.

Reduced municipal tax of 5.5 ₪ per m² for knowledge-intensive companies — one of the strongest incentives in central Israel (Zone C, Elef complex).

02Timelines

The developer publishes occupancy beginning late 2026; financial media estimates are more conservative — Globes estimated in mid-2025, on the basis of construction pace of approximately 21% in late 2024, that occupancy would arrive in 2028. One way or another, this is one of two flagship projects shaping the entrance to the complex.
